Purchasing...

1 / Make an offer. on your dream home.. 

Once you have found the property you want to buy and your offer has been accpeted, we reccomend obtaining a pest and building inspection. 
At this point (if finance is required) you will need to get in contact with your banker/broker and advise them of your offer.
*If you hope to buy a property at auction, contact us before the auction. The contract should be reviewed, pre-purchase inspections obtained and finance approved prior to the auction.

2 / Exchange of Contracts

Once we have reviewed your Contract and provided advice, and you've paid the deposit, we will arrange the signing and exchange of Contracts. 
In some curcumstances, a cooling off period may apply. 

At this point the purchase becomes a binding agreement, and if you cannot complete the purchase penalties may apply.

3 / Property Settlement

A standard settlement is 6 weeks, at the time of settlement the property is transferred and registered in your name. All monies are paid on settlement and you recieve the keys for your new home. 
All thats left to do is move in.

1 / Contract Preparation

You must have a Contract for Sale and Purchase of Land before you can advertise a property for sale.
Once you have engaged in our services and provided instructions, we will order the searches and certificates required to prepare the contract. Once complete we will send to your agent to commence marketing.

At this point we are also required to Verify your Identity. Refer to our Privacy Policy for more information.

2 / Find a buyer and exchange Contracts

Once the agent has found a buyer, and an offer has been accepted, we will continute to negotate the terms of the Contract. Once agreed, we will arrange for the signing and exchange of Contracts. This is when the Contract becomes a binding agreement between both parites and failure to complete could result in penalties for the purchaser.

3 / Property Settlement

A standard settlement period is 6 weeks, this time is to allow you to vacate the property (unless tenanted) before the day of settlement. On settlement, all transactions are finalised including discharging any mortgage (if applicable), transfer of title and disbursement of settlement proceeds.
All monies are paid and disbursed on settlement.
